Notice to Contractors - Invitation to Bid
Granada Theatre - Kansas City, KS
Replace the lower south roof, upper south roof, mansard roof with tile, gutters, and downspouts as well as the barrel vault roof.
Bids will be received by IMAGO DEI Arts, 1015 Minnesota Ave, Kansas City, KS 66101 until 5pm May 27, 2010 for the removal and replacement of existing theatre roof guttering and tile. All estimates must be in compliance with plan approved by the Kansas State Historic Preservation Office. This structure is listed in the National Register of Historic Places, so all work must comply with the Secretary of the Interior Standards for Rehabilitation (www.cr.nps.gov/hps/tps/tax/rhb/index.htm.)
Sealed bids will be publicly opened at the Granada Theatre on June 2 at 4 pm.

Bids will be received on a total bid price basis and shall include a sum to cover the cost of all items of the contract, including insurance, materials and performance bonds.
An optional prebid meeting will be held at the Granada Theatre on May 25 at 4 pm.
Proposals received after the date and time indicated above for opening shall be considered late, and therefore shall not be considered for award.
The Bid will be awarded on the basis of cost and performance; to the Bidder who, in the Owner’s judgment, is the lowest, qualified, responsible and responsive Bidder. Owner reserves the right to reject any and all Bids and to reject the Bid of any Bidder if the Owner believes it would not be in the best interest of Owner to make an award to that Bidder.
The successful Bidder must deliver to the Owner certificates of insurance, performance and materials payment bonds as security for faithful performance and the payment of all bills and obligations arising from the contract.
The successful firm will be required to comply with all applicable laws and statutory regulations. No Bidder shall in any way, directly or indirectly, discriminate against any person because of age, race, color, handicap, sex, national origin or religious creed.
This project is partially supported by a Heritage Trust Fund grant from the Kansas State Historical Society.

Project Description:
Replace the lower south roof, upper south roof, mansard roof with tile, gutters, and downspouts as well as the barrel vault roof.
General Conditions:
This property is a National Historic Landmark, partially funded by the Heritage Trust Fund Grant. All work should be completed in accordance with the Secretary of the Interior’s Standards for Rehabilitation.
Construction schedule to be itemized and related to payment requests.
All work is subject to review by the Kansas State Historical Society throughout the project.
Compliance with all applicable laws and statutory regulations is required including but not limited to: certificates of insurance, performance and materials payment bonds as security for faithful performance and the payment of all bills and obligations arising from the contract.
Scope of Work
1. Southeast Low Roof: remove existing roof system, attach insulation, then install roof with hot asphalt.
2. Upper South Roof: remove existing roof system, penthouse, and stone coping. Replace with insulation, new pre-finished coping, scuppers, conductor heads, and downspouts.
3. Mansard Roof: remove and save existing unbroken tile for reuse and remove old roof system. Install new wood decking, install roofing felt and drip edge, new matching tiles with existing tiles, new battens, new gutter and downspouts.
4. Barrel Roof: remove existing roof system, then install insulation stops and replace roof.
